Sealcoating your asphalt helps protect its surface from weathering factors such as oxidation from the sun, damage from petroleum products, moisture caused by precipitation, and the adverse effects of freeze-thaw cycles. Routine seal coating can stave off deterioration and prolong the life of your asphalt pavement, therefore saving you hundreds, and sometimes thousands, of dollars in repair, maintenance, and resurfacing costs over the life of your pavement. Sealcoating should be applied one year after initial paving and then every two to three years, depending on wear and tear.

 

 Why should crack-filling be performed?

  • To prevent water intrusion into the underlying layers of the pavement structure and, consequently, prevent the further weakening of the pavement. 

  • The pavement expands and contracts with temperature changes to prevent incompressible materials from entering the crack and causing further deterioration.

Which cracks should be treated?

  •  Any crack will allow moisture penetration into the sub-base, so they should all be treated.

  •  We believe Cracks narrower than 3/8 inch should not be filled because there isn’t sufficient space for the filler to penetrate and adhere to the inner sidewalls.

  •  Extensive cracking or “alligatoring” should be patched, not filled.

How soon should cracks be filled after they appear?

  • The sooner, the better. At the very longest, within one or two seasons after they appear.
